Real questions, real answers
Georgia Buyer FAQs
What credit score do I need to buy a home in Georgia?
Many buyers qualify in the low-to-mid 600s. VA and FHA loans can work for qualified buyers around 620, Georgia Dream generally looks for 640+, and conventional loans typically start at 620–680 depending on the profile. The only real answer comes from a lender pre-approval — which is free and takes about a day. I'll connect you with a local lender and explain the results in plain English.
Can I really buy with $0 down using a VA loan in Cobb County?
Yes — eligible veterans and service members can buy with $0 down and no monthly mortgage insurance, up to applicable limits, anywhere in Cobb, Paulding, or Douglas County. You'll still budget for closing costs (sometimes negotiable with the seller) and the one-time VA funding fee unless you're exempt.
How does the Georgia Dream program work?
Georgia Dream provides down-payment assistance to eligible buyers who haven't owned a home in the last 3 years, meet income limits, and buy under the program's price cap through a participating lender. Funds are limited and requirements change, so we verify your eligibility at pre-approval — before you tour.
How long does it take to buy a home in Powder Springs or Smyrna?
Typically 6–10 weeks total: a day or two for pre-approval, 2–4 weeks of touring (faster with listing alerts), and 30–45 days from contract to closing. Balanced conditions right now — Smyrna averaging ~64 days on market — mean you usually don't have to decide in 24 hours.
Do I need an agent to buy new construction?
You're not required to — but the builder's agent represents the builder, not you. Having your own agent costs you nothing extra in most West Cobb communities and protects you on incentives, inspections, and contract terms. Call me before your first model-home visit so you're registered correctly.
What will working with you cost me as a buyer?
Buyer-agent compensation is negotiable and is spelled out in writing before we tour homes — no surprises. In many transactions the seller offers compensation toward it. We'll go over the exact arrangement at our first consultation, and your consultation is free.
